Principle Living retirement village approved for Newcastle Golf Club

Principle Living’s 172-home retirement community at Newcastle Golf Club has gained approval, paving the way for a flagship village and major upgrades to the historic course.

A brand-new retirement community is on the way for Fern Bay, with Principle Living’s plans to deliver a 172-home village alongside Newcastle Golf Club now officially approved.

The milestone paves the way for both a premium retirement living community and much-anticipated improvements to the 120-year-old golf course.

Principle Living Development Director Chris Old said the project would become the company’s flagship.

“The Newcastle Golf Club village will provide premium retirement living for retirees alongside a top-tier golf course,” Chris said. “We’re very excited to be working with the club to create a vibrant community with beautifully designed golf homes and units.”

A boost for the club and community

The development consent, granted by the Hunter and Central Coast Regional Planning Panel, allows the club to move ahead with upgrades designed by renowned architects Harrison Golf.

Club President Alan McKelvey said it was the culmination of a decade of careful planning.

“We can now make a great course even better,” Alan said. “The improvements will elevate Newcastle Golf Club into one of the very best regional courses in Australia, sure to attract attention locally, nationally, and internationally.”

Tendering for the works is already underway, with construction expected to begin mid-year and take about two years to complete. Importantly, 18 holes will remain open throughout the process.

A growing footprint in the Hunter

For Principle Living, the project signals another major step forward. The group’s first community, Blueheath at the Bower in Port Stephens, is well established and was named a finalist in the 2025 Property Council of Australia National Retirement Living Awards.

“By combining the development experience of Stevens Group with the care background of the Mann family, we’ve created a refreshingly different model for retirement living,” Chris said. “Newcastle Golf Club is just the beginning of our next chapter in delivering communities that truly meet the needs of today’s downsizers.”

Construction of the Newcastle Golf Club retirement village is expected to begin in 2027, with the project to be introduced to the market beforehand.
