Say hello to our village and sales manager Adam Lubinski
Adam Lubinski is often the first friendly face you’ll see when visiting our flagship Blueheath at the Bower retirement in Medowie.

Blueheath at the Bower, Principle Living’s established retirement living community in Port Stephens, has been named a finalist in the 2025 National Retirement Living Awards in a proud moment for residents and the team behind the project.
The awards, run by the Property Council of Australia, recognise the very best in retirement living across the country. For Principle Living, the finalist outcome in the Best Community Development category highlights the success of its very first community.
Principle Living Executive Director Andrew Mann said the recognition reflected the vision and dedication behind Blueheath.
“Blueheath at the Bower is a vibrant community where people can downsize without compromise,” Andrew said. “It’s close to services and shops, beautifully designed, and provides the sense of connection people are looking for.”
A community designed for connection
Since opening in 2020, Blueheath has welcomed residents to a thoughtfully designed neighbourhood of 112 independent living villas. Each home features light-filled interiors, private outdoor spaces, and is surrounded by landscaped green corridors leading to the village hub.
Residents also enjoy a wide range of lifestyle amenities including a fully equipped community centre, indoor swimming pool and gym, bowling green and community gardens. Residents can also access Principle Livings suite of services known as MyRetirement.
Set against the picturesque backdrop of Medowie State Forest, Blueheath offers a balance of nature, activity and convenience that’s proving very popular.
What’s next for Blueheath at the Bower
There is more to come for Blueheath with construction of the final stage set to commence soon and more premium retirement villas to be released.
Anyone interested in calling this award-nominated community home, is encouraged to register their details now and be among the first to receive details of the final stage.
Meanwhile, the winners of the 2025 National Retirement Living Awards will be announced at a gala dinner in Brisbane on 19 June.
